  1. We act as a third party negotiator. (Better terms-stricter policies).
  2. Obtain credit reports, including unlawful detainer search.
  3. Post signs on the property.
  4. Advertise on the owner's behalf.
  5. Interview and screen potential tenants.
  6. Take pictures of home before and after tenancy, as well as a statement of condition.
  7. Complete all forms and contracts as needed and required by law.
  8. Provide extended (7) days a week availability to tenants, if problems should arise.
  9. Collect rents, make deposits and render monthly and year-end statements.
  10. Pay service providers for their services rendered (i.e. HOA, gardener, etc.) on a monthly basis.
  11. Handle necessary repairs, maintenance and improvements with the property.
  12. Do periodic walk through safety inspections of home approximately every 6 to 8 months.
